The project involved finding a site new surgery to replace the one that had become a “rabbit warren” with parking and a better profile ideally on a main road but not too far from the existing site. Our role involved taking a brief, finding and procuring a new site, designing and delivering the construction and helping secure the funding.
We prepared site availability and site acquisition reports and negotiated the purchase of the shell building. Which is at the entrance of a retail park and on a roundabout that serves a large Morrisons store. So there is plenty of exposure to passing traffic and potential clients and it has a dedicated car park.
The building and site was part of the old Hepworth drain factory, an industrial heritage site. The pipeworks were set up next to a coal mine to use the clay that was extracted as a by-product, like the many small brickworks in the region.
The building was too small so an extension was planned. The planners were sensitive to maintaining the historic characteristics of the building and insisted on a modern design that allowed the original brickwork to be seen through full height glazing. This was an opportunity to make a bright and interesting reception area
The negotiations were tough, as we needed to secure the property for a price that allowed us to complete the fit-out work and extension within the valuation agreed with the bank. We worked with the bank to evidence the value of work stages and draw down the finance to cash-flow the initial purchase and building work.
The design incorporated a bright and open waiting area with under-floor heating.
There is a flow through the building from the consulting rooms, dispensary and lab leading to a clinical suite of operating theatres, radiology and dental facilities. That is accessed from a central prep area hub visually accessible to the cat and dog wards and theatres through internal windows. All areas are linked with cat 5 cabling for telephones and computers linked back to the patch panel and server in the offices. The internal finishes incorporated leading durable materials
Offices, staffroom and staff flat and laboratory are on the first floor.
The surgery almost doubled in client numbers in the first two weeks of opening. The key attractions to clients are the ease of parking and visibility to the main road. A lot of positive feedback from the owners, clients and staff.
